Hadar traveled to Los Angeles to meet Warner Brothers’ decision-makers in person and spent a week observing operations inside their store, examining whether their concept matched the building’s potential as a flagship luxury location. Concluding it did not, he personally negotiated Warner Brothers’ early lease exit for about $5.5 million, making the building vacant. When his partners hesitated to take this risk, he bought out their interests and assumed full ownership. By repositioning the site as a destination for global luxury, he ensured the building’s transformation from undervalued office space into a premium retail showcase.
In just over a year, demand soared. LVMH bought 1 East 57th Street for about $200 million – almost $150 million more than Allied’s purchase, setting a city record for price per square foot.
